Eligibility and who may use the service
Users must be legally capable of entering into contracts in Malaysia. Individuals under local age restrictions should use the service only through an authorised adult. You must be of legal contracting age in Malaysia to use FlatNowDeal services directly. Minors should be represented by a parent, guardian or appointed legal representative with appropriate documentation.
Services must be used for lawful purposes related to apartment transactions. Users may not submit fraudulent documents or attempt to misuse the platform to conceal illicit ownership. Case example: an attempt to register forged transfer documents will lead to suspension and reporting to authorities.
FlatNowDeal provides services focused on Malaysia (MY). Some features may be restricted for users located in jurisdictions where local law prohibits our services. If you are outside Malaysia, you remain responsible for complying with local requirements.
Account responsibilities
Account holders must provide accurate information and keep it current. Accounts are used to manage files, share documents and collaborate with solicitors and transaction parties. Example: correct banking details are essential for settlement coordination.
You agree to maintain truthful and accurate account information. If inaccuracies are discovered, FlatNowDeal may suspend related actions until corrected to avoid transaction errors.
Protect your account credentials. Use strong passwords and enable multi-factor authentication where available. If you suspect unauthorised access, notify us immediately and follow our compromised account instructions.
Accounts are personal and non-transferable except by explicit written agreement with FlatNowDeal. Scenario: when a company takes over a residential collection, a formal assignment process is required to transfer account access.
If you believe your account has been compromised, contact FlatNowDeal immediately via the contact channels listed below. In practice we lock affected accounts, audit recent activity and assist with remediation.
FlatNowDeal may suspend access for violations or security concerns. Suspension may be temporary while issues are contribute; we will notify affected users and provide steps for reinstatement where applicable.
Scope of services
FlatNowDeal offers document review, contract drafting assistance, conveyancing coordination and advisory services related to apartment transactions. Services are provided by qualified personnel and may include collaboration with external solicitors and licensed agents in Malaysia. User-submitted content
User-submitted content includes documents, messages and any materials uploaded to FlatNowDeal. You remain responsible for the content you provide and must have the right to upload it.
You retain ownership of your uploaded documents subject to any third-party rights. By uploading, you represent that you have authority to provide the content and that it does not infringe third-party rights.
By uploading content you grant FlatNowDeal a limited licence to use, store, transmit and display the material for the purpose of providing services and related support, including sharing with authorised counterparties in a transaction.
You are responsible for ensuring documents are accurate and complete. FlatNowDeal may provide checks and redlines but final responsibility for legal validity rests with the parties and their legal representatives.
We may remove content that violates these terms or applicable law. In enforcement scenarios, removal may be immediate and we will follow up with the affected user explaining the action and any remediation steps.
Intellectual property
FlatNowDeal and its licensors own intellectual property in the site, platform and associated materials. Users are granted a limited licence to access and use the materials for permitted transactional purposes.
- Do not copy, distribute or create derivative works from site code or design without permission.
- Do not use FlatNowDeal branding or activity in a way that suggests endorsement without consent.
- Respect third-party copyrights and only upload materials you are authorised to share.
Paid services and billing
FlatNowDeal offers both free and paid services. Paid services include advanced document drafting, priority coordination and escrow facilitation. Pricing and scope are provided prior to engagement in a service proposal.
Pricing is set out in service proposals or invoices. Prices are quoted in Malaysian ringgit unless otherwise stated and are subject to applicable taxes and fees. Example scenario: a priority conveyancing package includes defined milestones and cost breakdowns.
Payments are accepted via specified payment channels. Where we act as facilitator for escrow or settlement payments, funds will be processed by the designated payment partner under their terms. Evidence of payment must be retained for audit purposes.
